Mountain Travelers
In 1994 Peter and JoAnn Kavouksorian approached Enman Engineering, P.C. to turn their dreams of retail ownership and real estate equity into reality. Mountain Travelers Hike and Ski Shop, located on US Route 4 in Rutland, was founded by the Kavouksorians in 1976 as a cross country ski and back packing shop. Today their beautiful new store, opened in 1995, showcases their full line of best quality telemark ski gear, back country equipment and clothing available for outdoor adventures.
The property was originally a real estate office, long demolished prior to the Kavouksorians' acquisition. The property, the final lot in a 3 lot commercial subdivision, was under Act 250 jurisdiction. While the individual parcel was less than one acre, the property would still be subject to Vermont's Land Use Development laws.
The initial scope of engineering services for the project included site development, water and wastewater engineering, local and state permitting.
While Rutland Town has no municipal wastewater system available, the property abuts the City of Rutland and connection to the city's systems was possible. However, the main was owned by a private entity and connection would require special fiscal compensation to the installers of the original wastewater pipeline.
As with wastewater there is no central water system owned by the Town of Rutland, so the initial concept was to use the existing well on the property for potable water supply. However, during routine quality testing of the well it was determined to be non-potable, therefore, connection to the City of Rutland water system would be necessary. However, as the well was not the exclusive use of the Mountain Travelers property, also serving the adjacent Vermont Bedrooms Retail store, water service was extended to their facility also.
With the property part of a former Act 250 proceeding, the District Environmental Commission required a full submittal of Act 250 related data. Alas, after submittal of the information the commission declared the project a Minor, no hearing was held and the permit subsequently issued.
With the permit process completed the Kavouksorians turned to Rick Moore Builders, Killington for construction. The facility is a showcase to the efforts of the Kavouksorians.
